    If the landlord serves you with an eviction notice then you can either pack out as per the eviction notice or refuse to comply.

    If you act according to the eviction notice and vacate the premises then that’s the end of the tenancy. If however you choose not to leave then your landlord will have to file a court action against you for the recovery his of premises.

    On whether your landlord can forcibly eject you out of his premises? The answer is No. An eviction notice must be given to you.

    In Islam the mother has more right to custody of her child, whether it is a boy or a girl, This right cannot be denied to the mother unless she is found wanting or she waives the right. If your ex husband Insists on custody, you may explore mediation if it fails then you can sue him.

    If the tenant wishes to continue the tenancy then he/she will have to pay the tenancy fee as per the tenancy agreement. If payment is not made as per the tenancy agreement or there is no tenancy agreement then the mere acceptance of the tenancy of fee by the landlord will deems the tenancy as renewed. This will settle the matter amicably.

    Also, another point to look at it is whether the landlord wants the tenancy to be renewed? considering an eviction notice is given to a tenant by a landlord mandating the tenant to vacate a property on or before a certain date. Now if the landlord does not want the tenancy to be renewed then the matter can only be amicably settled if the tenant quietly vacates the property. Provided the eviction notice does not violate an existing agreement between the tenant and the landlord.
